Reno Planning

One of the items on my 35 by 35 list is to make reno plans for the house.  As I’ve mentioned before, we live in a less than 900 square foot bungalow and we are quickly outgrowing our space.  Because our neighbourhood is so costly and we bought in a such a good time, it makes way more sense for use to go through extensive renos rather than move somewhere else.

This is not a new conversation for us.  If you recall, we considered revos versus moving back in 2013.  Back then, a big project wasn’t in the cards so we decided to re-finish the basement instead.

This time around, we are ready to take the plunge!  We’ve been working with an amazing architectural and design firm (shout out to Two Birds Design!) who has worked with us to draft up some plans.  At the beginning of this process, we were considering 3 options:

  1. working with the existing floor plan
  2. adding an addition out the back
  3. adding a 2nd storey

Here are the drawings we had done up to help us decide.

Option 1: reconfiguring the main floor

Option1_ExistingFloorplan

Option 2: adding 12 foot addition out the back plus building into the porch

Option2_Extension

Option 3: adding a topper and reconfiguring the main floor

Based on functionality and our needs, we decided to go with Option 2.  Option 1 didn’t give us any extra space, option 3 gave us too much space, and option 2 gave us an extra bedroom and bigger bathroom which were high on our must have list.

We’ve met with a couple different contractors and now we’re waiting on costing.  If everything goes accordingly to plan (which it never does with renos, lol!) we’re hoping to start work in June.

I’ll be sure to keep everyone updated!
